Estate Management — Punta del Este
Families who own in Punta del Este usually hold a residence that works at full intensity for the summer and stands closed for the rest of the year — a pattern that punishes properties managed as if they were occupied year-round, or ignored for nine months. Valmore provides retained estate management for residences in Punta del Este, Punta Ballena and José Ignacio: a named partner runs the property day to day — staff oversight, vendor and contract management, the maintenance calendar, the operating budget, seasonal opening and closing, and a monthly reporting pack the family office actually reads.
Valmore manages occupied estates and seasonal residences in Punta del Este on a retained basis — supervising the household team, running vendors and contracts, holding the maintenance calendar and budget, and delivering a monthly report a principal or family office can read in ten minutes. It is day-to-day administration of a residence in use, not periodic inspection of an empty one.

Step 1
A written review of the residence, the household team, every vendor contract, the maintenance calendar, insurance requirements and the current cost base — delivered as a document the family owns.
Step 2
Service standards, staffing structure, an annual operating budget and a capital plan, with a monthly reporting pack a principal or family office can read in ten minutes.
Step 3
A named partner runs the estate day to day: staff supervision and payroll oversight, vendor performance, preventive maintenance, seasonal opening and closing, project management and 24/7 escalation.
A coastal residence here lives two lives. From December to March it hosts the family, guests and staff at full intensity; the other eight or nine months it stands closed, and the mistakes made at closing — a drain left unprepared, a vendor unconfirmed, a roof issue unphotographed — surface as January emergencies. We manage the residence across that whole arc: a documented opening before the family lands, standards held through the busiest weeks, and a closing that hands the property back in verified condition.
The rest of the year is not downtime. It is when maintenance belongs: roofs, generators, pools and irrigation, dock work, painting and refurbishment projects directed while the house is empty and the trade calendar is quiet.
Owners who self-manage from abroad end up forwarding keys, quotes and complaints between a caretaker, a pool company and a cleaning crew — and still finding out about problems from neighbors. Valmore holds the vendor bench, reviews scopes and invoices, keeps the maintenance calendar and reports monthly, so the family reads one document instead of managing five relationships.
Where the family already employs an estate manager or house manager, we provide the structure behind them — budgeting, vendor contracts, capital projects, escalation and coverage — rather than replacing them.
Valmore deliberately keeps estate management and Home Watch as two distinct services. Home Watch is scheduled, photo-verified inspection of a vacant or seasonal residence; estate management is full administration of a residence in use. Many Punta del Este families use both — inspection coverage while the house stands closed, full management while it is open — and the two programs share one reporting standard without being confused with each other.
Request a private consultationHome Watch is the scheduled, photo-verified inspection of a vacant or seasonal residence. Estate management is the full administration of a residence in use: staff, vendors, budget, works and reporting. They are two separate services, and many families use both — inspection coverage while the residence stands closed, full management while the family is in residence.
Normally no. The household team remains the family's; Valmore supervises it — standards, schedules and payroll oversight — and can recruit or replace roles through our staffing practice when gaps appear.
A monthly retainer set by the residence, the team and the scope — from $2,995 per month; larger estates typically sit on the Palais tier, from $4,995 per month.
Yes. Reports and escalations sync with your team in Miami, São Paulo or Europe, and the same named partner remains the single point of contact across residences.
