Home Watch vs Estate Management

Two distinct services. This is the one for absentee owners.

Home Watch protects a residence when the principal is away. Inspections are scheduled, staff are not on-site full-time, and there is no household team to direct. Estate Management is our full-time stewardship service for occupied estates — staff oversight, vendor management and ongoing operations. If someone lives in the residence and you need day-to-day leadership on the ground, that is the service you want.

How is Home Watch different from Estate Management?

Home Watch is a scheduled inspection service for residences that sit empty for weeks or months at a time — no on-site staff, no household team, no day-to-day operations. Estate Management is a separate, full-time stewardship service for occupied estates with staff, vendors and family operations to direct.

How often do you inspect the property?

Owners typically choose weekly, bi-weekly or monthly cadence. Waterfront and hurricane-exposed residences default to weekly during storm season; bi-weekly is our standard for second homes; monthly is baseline oversight for lower-risk properties.

What is delivered after each visit?

A timestamped, photo-verified inspection report covering interior walk-through, exterior perimeter, HVAC and humidity readings, plumbing and leak checks, refrigerator and pest indicators, and any anomalies with recommended action. Reports are delivered by email within hours of the visit.

How soon can I start and what do you need from me?

Most new clients begin within 48–72 hours after signing the service agreement and providing access instructions. We need a property profile, preferred cadence, alarm codes, key or lockbox location, approved vendor list, and emergency contact details. Everything is stored securely and shared only with the assigned inspector.

What is the difference between Home Watch and a property management company?

Property managers typically handle tenant leasing, rent collection and broad building operations. Valmore Home Watch is a principal-focused inspection service: we work for the owner, not the tenant, and our only job is to verify the condition of an unoccupied residence and coordinate immediate response when something is wrong.

What happens if you find an emergency during a visit?

The inspector notifies you immediately, documents the issue with photos and video, and follows your pre-approved escalation plan. That may include calling a roofer, plumber, alarm company or storm-prep vendor, and staying on site until the situation is contained. We do not act without authorization unless the threat is imminent and your instructions allow it.

How much does Home Watch cost?

Pricing is based on property size, cadence and add-ons. Published base tiers start at $250 per bi-weekly visit for properties up to 5,000 sq ft, with incremental tiers for larger estates. Can you add vehicle care or fleet checks to a Home Watch plan?

Yes. Battery tenders, fluid checks, tire pressure, exterior wash, exercised drives and detail coordination can be bundled with your residence visits. Add-ons range from $70 to $120 per service depending on vehicle type and frequency. This is especially popular for clients who keep cars, boats or golf carts at a second residence.

What should I expect during storm season?

Before a named storm, we verify shutters, drains, outdoor furniture, generators and fuel levels. After the storm passes, we conduct a priority damage assessment and send a photo report within 24–48 hours. Pre-storm visits are available as a stand-alone add-on for clients who only need seasonal coverage.

Can I pause or cancel my plan?

Plans can be paused with 7 days notice and restarted when you return. Annual commitments receive a 25% discount; 6-month plans receive 20% and 3-month plans receive 5%. Cancellation terms depend on the term selected and are outlined in the service agreement before checkout.

Do you support insurance claims?

Yes. Our inspection reports include timestamped photos, moisture readings and narrative documentation that insurers commonly accept as evidence of condition. If damage is discovered, we provide a detailed incident report and can coordinate with your adjuster, restorer and vendor network.

Where do you provide Home Watch?

South Florida — Palm Beach, Manalapan, Boca Raton, Delray Beach, Miami Beach and Miami — and New York — East Hampton, Montauk, the broader Hamptons and Manhattan townhouses. Coverage outside these corridors is by referral only.

Are you insured?

Yes. Every Home Watch visit is performed by a bonded and insured Valmore team member, with general liability and errors-and-omissions coverage written for unattended-property inspections.
