We represent the owner only. Fixed fees with a minimum keep our interests aligned with yours: protecting budget, schedule and quality.

Before you commit

$4,500 fixed

Site visit, scope, budget estimate, schedule and risk review. Credited in full if you engage a tier.

Projects up to $500K

From $15,000 or 4%, whichever is greater

Bid leveling, contractor selection, weekly site visits, payment approvals and closeout.

$500K – $3M

From $50,000 or 3%, whichever is greater

Everything in Boutique plus change-order and permit control, bi-weekly reports and master schedule.

$3M and above

From $150,000 · by private proposal

Everything in Estate plus on-site presence, architect and designer coordination, family office reporting.

Long builds or third-party contractors

$7,500/month · 3-month minimum

Independent month-to-month oversight on your behalf.

— 3% E&O / Crime-Fidelity insurance is added to every fee.
— Travel logistics (airfare, hotel, car rental, per diem) billed at cost, pre-approved by the client.
— Manage and Viceroy Manage clients receive a 10% courtesy.
— Retainer: 20% of the fee at signing to reserve the team, credited toward the total; balance in milestone installments.
