Home Watch vs Property Management: which does your residence actually need?
The two terms are often confused in South Florida and the Hamptons. The difference matters, because insurers, HOAs and vendors treat them very differently.
Home Watch
Home watch is a scheduled visual inspection of an unoccupied private residence to catch problems early — leaks, HVAC failure, pests, storm damage — and report to the owner within hours.
Property Management
Property management operates a home as an asset: leasing, tenant relations, rent collection, vendor coordination and financial reporting. It is designed for income-producing property.

- Do I need both?
- Rarely. If the home is private and unoccupied, home watch is the correct product. If it is rented, property management is. A hybrid only makes sense during transitions.
- Does home watch void my homeowner's insurance vacancy clause?
- In many cases documented home-watch visits satisfy a carrier's occupancy or inspection requirement. Always confirm frequency and reporting in writing with your carrier or broker.
- Is Valmore licensed for property management?

- How often should home-watch visits happen?
- Typically weekly during hurricane season and every 10-14 days off-season, with additional storm-front pre-checks and post-storm walkthroughs.
